Can I appeal my reassessment? If so, how do I file an appeal?

Yes, you can appeal. On our website there is a pdf version of the informal appeal form which can be filled out and emailed to reassessment@professionalassessor.com. You can also call us at 804-214-6373

The last day to request an appointment is June 2nd at 4:00 p.m.

If you miss the informal appeal window, you can contact the Commissioner of Revenue’s office at 804-633-9834 to request a hearing with the Board of Equalization. They are processing requests to the Board of Equalization.

What is required for an appeal to be valid?

We must have an appeal form. When you call in, we will fill out a form for you or you can email in the pdf version.

Will someone visit my property as part of the appeal process?

In some cases, a property inspection may be required during the appeal to verify property details. But in most cases a site visit is not required. If during your appeal, you indicate that there are significant property specific problems such as damaged foundation, or mold in the basement you may be required to provide documentation.

What are the possible outcomes of filing an appeal?

At the conclusion of your appeal, you assessed value could remain the same, increase, or decrease.

Can I see a list of comparable sales used for my assessment?

No, we do not select and provide comparable sales for individual properties. Instead, we develop a robust financial model that is tested and validated with many hundreds of sales within the local marketplace.  

What are the differences between sales prices, appraisals, and assessments?

Sales price is the actual price a buyer pays for a particular property. An appraisal is a detailed single property valuation, and may be obtained any time throughout the year. Appraisals can have a variety of purposes, such as for mortgage loan, sale, home equity loan, and real estate valuations. An assessment is a mass appraisal of property as of January 1 each year for tax purposes. Assessments are based on large numbers of sales that are analyzed to determine values for large groups of similar properties.
